ATTIC PLANNING

We hadn't given much thought to the attic when we were having the house designed besides making sure we had a staircase going up there. That is a mistake.

Once the framing of the house was complete and we walked up to the attic, we realized that we had this rather large, nearly 1000 square foot open room up there. We immediately saw a lot of potential.

While we have plenty enough room in the house for us currently, it made a lot of sense to consider the possibility of converting the attic space into actual living space further down the road. It could be a media room, a large playroom, extra bedroom, office, etc.

We talked it over with our builder and asked what we should do to the attic at this point if we wanted to keep our options open regarding future renovations.

He recommended putting 3/4 inch sub floor up there instead of the 1/2 inch our plans called for and having all the drywall delivered and stored up there. Additionally, he said he could run lines for a future heating/air system in case we would want one as well as the electricity we would need for the room.

We opted to add two dormers at the back of the house to bring in a lot of additional natural light. Doing all this work at this stage only cost about $7,000. It would cost much more had we decided to do it after the fact.

We may never finish the attic space but what we have done has already significantly improved the value of the home should we ever sell it.
